Kismet Stratton Buys Tulsa's Petroleum Club Building
Wichita firm Kismet Stratton Investments acquires Tulsa's iconic Petroleum Club property with plans for dining, fitness, and streetscape upgrades.
The Price Family has sold the Petroleum Club Building at 601 South Boulder in Tulsa, Oklahoma, to Wichita-based Kismet Stratton Investments LLC, the two parties announced. The transaction transfers ownership of one of downtown Tulsa's historically significant commercial properties to a new regional investor.
Kismet Stratton Investments has outlined an ambitious redevelopment agenda for the site. Plans call for a ground-floor restaurant, a premium fitness club, and a restored street presence designed to re-energize the building's public-facing footprint along South Boulder.

The acquisition signals continued investor interest in repositioning legacy office and club properties in mid-sized American cities, where adaptive reuse strategies have gained traction as traditional tenants have downsized or departed. A revitalized street presence at the Petroleum Club address could contribute to broader downtown Tulsa revitalization efforts.
Financial terms of the sale were not disclosed in the announcement. The Price Family, the prior long-term owner, and Kismet Stratton made the deal public jointly on September 28, 2026.
